Development / Property Advisory

·  Provide support in the identification of development sites and property opportunities

·  Assist clients in formulating and articulating project brief requirements  

·  Determine and outline planning approval pathways

·  Contribute to the preparation and refinement of concept designs

·  Prepare detailed project feasibilities assessments  

·  Undertake lease review and negotiations

Design Development

·  Identify project design opportunities and innovative solutions

·  Offer access to a diverse network of specialist consultants 

·  Develop and manage multiple design options aligned with client brief requirements

·  Oversee the compilation and coordination of comprehensive project documentation

·  Preparation and refinement of the project budget

·  Develop and manage the overall project programme 

Authority Approvals

·  Identify all required planning consultants and documentation

·  Support the engagement of consultants including reviewing of scope and fee proposals  

·  Coordinate the preparation of planning approval documentation

·  Liaise with relevant statutory authorities

·  Liaise of adjoining property owners and property managers

·  Obtain required planning approval and approval matrix

Builder Engagement

·  Coordinate preparation of documentation for builder engagement

·  Offer access to a diverse network of contractors

·  Prepare comprehensive builder tender package

·  Conduct builder tender interviews and evaluations

·  Facilitate and contribute to value engineering workshops

·  Evaluate builder capabilities, including financial standing and resources 

·  Review and assess project programme

·  Assist in preparing construction contracts and lead builder negotiations

·  Support execution and completion of the Building Contract

Construction Administration

·  Act as appointed Project Superintendent throughout project delivery

·  Manage planning approvals in accordance with the building contract 

·  High level of focus on Safety Plan and reviews throughout project

·  High level of focus on Quality Assurance including review procedures and procurement processes 

·  Review, assess and approve builder progress claims

·  Review, assess and approve builder variation submissions

·  Develop and monitor project cashflow 

·  Conduct regular site inspections

·  Provide client with weekly summary progress reports

·  Review client changes during construction including assessing time and cost impacts 

·  Coordinate requirements for Occupation Certification

·  Manage the handover and commissioning process 

·  Assist in obtaining Occupation Certification

Post Project Completion

·  Identify building defects and oversea builder rectification works

·  Preparation of a comprehensive defects register

·  Support the client’s building management team  

·  Ensure compliance with post-completion authority approval conditions
